A slice of paradise: The Gold Coast community that should be on your family’s radar

With ample local amenity and a variety of blocks perfect for the scenic views, there’s a lot to like in Upper Coomera.

A new masterplanned community in Upper Coomera is set to attract buyers looking for a prime location for their dream home. Calli, developed by HB Land, is located just 25 minutes from the Gold Coast and 45 minutes from Brisbane, and is brimming with scenery and amenity. “We are the first development to proceed out of five stages in the new Courtney Drive precinct,” says Peter Johnson, national development director, HB Land. “All the land on the Gold Coast for freehold residential allotments has pretty well been exhausted, so this boutique development is quite a rare offering.” Calli has 196 standalone lots on offer, ranging in size from around 400 to 1,300 square metres, and there is the chance to purchase either a flat or terraced block. The terraced blocks cater to split level home designs that embrace the area’s stunning views, Johnson explains. “Each individual lot is unique in terms of its positioning and its outlook. There are vistas to the north, east and west because the site is so elevated,” he says.

Prime location and amenity

Upper Coomera is popular as a lifestyle destination for families thanks to its central position between the golden beaches of Surfers Paradise and the hustle and bustle of Brisbane – and the area is full of well-established amenity. “There are numerous schools, childcare facilities, shops, parks and employment opportunities all very close by,” says Johnson. In just a 2-minute drive, residents can grab coffee at Cafe Two overlooking the lake at Highland Reserve Park, or within 10-minutes reach Woolworths, Coles and Aldi supermarkets, and medical facilities. Upper Coomera offers shopping, beauty salons and dining, and the nearby Westfield Coomera Shopping Centre is filled with great fashion, cinemas and restaurants. For an easy commute into Brisbane or the Gold Coast, Coomera train station is just a short drive away, with trains running approximately every 30 minutes.

Nestled in nature

Calli has been designed so that embracing nature and living a healthy, outdoor lifestyle is easy. Johnson says the development features 4,446m² of green space, and playgrounds and recreation areas. It has tree-lined streets with Queensland Maple and Tuckeroo trees, providing plenty of shade in summer. There are also pocket parks, walking and bicycle tracks, and picnic tables for time with family and friends. “I think the lifestyle will have a nice, fresh and outdoor feel about it,” says Johnson.

Work with your chosen builder

Calli offers a range of block sizes and aspects, and buyers can work with their preferred builder to create a home that perfectly suits their needs. “You really just need to pick your block, pick your builder and your house type, and go from there,” says Johnson. Calli has a building covenant to ensure a quality streetscape that harmonises with the surroundings. The idea is to protect the community’s value and create a sense of cohesiveness. “A lot of planning has gone into it, and a lot of work in the design of the land formation to achieve the outcome we’re chasing,” he says.

Split-level luxury

A unique benefit of Calli is that there are blocks that cater for single storey, double storey, or even split-level homes. Split-level homes work on the ‘terraced blocks’ which follow the natural contours of the land, rather than dramatically altering it. Buddy Randall, general manager, GJ Gardner Homes, says the long-established builder has at least five split-level designs that can be expertly customised for Calli’s terraced blocks. “Having a split level, you’re taking advantage of the Gold Coast views and you can also consider a bigger house on a smaller block,” he says. “The blocks at Calli are very suited to having two storeys at the back and single level at the front.” Randall explains that split level homes are a perfect way to achieve separated zones for different needs, such as entertaining versus relaxation, or play spaces versus work and study rooms. “Having that two-storey area at the back gives you plenty of room for open-plan living, family bedrooms and even three bathrooms, and for making the most of the views with balconies,” he says.

A true vision

Calli’s stage two  land release is now on sale, while stage one  is well under construction. Johnson says the project is coming along beautifully and is “almost sculptured into the top of the hill.” “It’s almost like a work of art and the result is going to be very impressive, there’s no doubt about that,” he says.
